Cuthbert Street

3201 Cuthbert Street is a 520,000 square foot, best-in-class laboratory building currently under construction at the center of Drexel University's campus and within the University City life science district. Vigilant, alongside its partner, Gattuso Development Partners, formed the concept of the project in 2020 and commenced construction in 2022.

Designed by world-renowned Robert A.M. Stern Architects, the development features ground floor retail and restaurant space, eleven stories of research, laboratory and office accommodations, outdoor spaces for tenants, as well as one level of underground parking. The project includes expanded floor-to-floor heights, a state-of-the-art HVAC system specially designed for laboratory research, fully enclosed loading docks, best practice chemical storage space and pH neutralization capability, five service elevators, and generous amounts of space designated for tenant equipment and vertical shaft infrastructure. The project is targeting a LEED Gold certification.

The project is currently 45% leased by national life sciences tenants. Anchored by the cutting-edge managed research center, SmartLabs, the property will also be partially leased by Drexel University for academic and research facilities. The project broke ground in 2022 and will be delivered to tenants in the 2nd Quarter of 2024. Stabilization is anticipated in the 1st Quarter of 2025.

Forbes Boulevard

SOUTH SAN FRANCISCO

Vigilant and its partners secured a 100% leased industrial asset located in the heart of the South San Francisco technology district in 2021. Upon lease expiration, Vigilant plans to demolish the existing industrial building and capitalize on the incomparable presence of the biotech industry that has flourished in the immediate area.

The site is surrounded by Genentech (Roche) and adjacent to Oyster Point. Within one-mile, large pharmaceutical companies such as AstraZeneca, AbbVie, Amgen have all built locations in what has been coined the “Birthplace of Biotechnology”.

Ground-breaking is scheduled for December 2024 and the scheduled completion date is in the 1st Quarter of 2026.

Eccles Avenue

SOUTH SAN FRANCISCO

Eccles Avenue was purchased in 2022 prior to the rezoning of the South San Francisco Peninsula. The site is surrounded by Biomed Realty’s largest single investment – Gateway of the Pacific.

Vigilant plans to demolish the existing vacant industrial asset and is currently in pre-development for the construction of a state-of-the-art lab and manufacturing project. Vigilant partnered on the pre-development capitalization with a Denver based private equity firm and a Boston based family office.

Ground-breaking is scheduled for September 2024 and the scheduled completion date is in the 4th Quarter of 2026.

New Boston Street is a future 175,000 SF laboratory, office, and manufacturing asset located in Woburn, MA - just 15-minutes north of Boston. The Property is currently long-term leased to a leading Fortune 500 company.
